一、 Introduction to the Commercial Complex Industry

The concept of "commercial complex" is derived from the concept of "urban complex", but there are obvious differences between the two. Urban complex is a "city within a city" that integrates five core functions of commercial retail, business office, hotel and catering, apartment and residential, and comprehensive entertainment based on a group of buildings. It is an urban economic agglomeration with functional aggregation and intensive land. The "commercial complex" is a combination of multiple functions of the city's commercial, office, residential, hotel, exhibition, catering, conference, cultural and entertainment and other urban living spaces, and establishes a kind of interdependence and mutual benefit among various parts. The dynamic relationship between the two, thus forming a multi-functional, efficient, complex and unified complex. In short, commercial complexes are the diversification of business formats and consumer enjoyment, which can guide the upgrading and transformation of commercial real estate and form leisure commercial gathering places in cities, so they are often called "micro cities". Commercial complexes are produced out of the highly intensive needs of urban land resources. Therefore, their specific locations in the core area of the city and the future core area can be roughly divided into four categories: the central business district of the new development zone, Central, CBD and transportation hub areas. With the rapid development of China's economy, the pace of urbanization is gradually accelerating, facing increasingly serious new problems of the age such as land, transportation, and environment. The construction of large-scale commercial complexes can improve the appearance of the city, beautify the city, attract investors, increase the floating population, and promote the prosperity of the city. It will become an inevitable trend for the intensive development of urban resources.

Commercial complex is a kind of compound real estate, and the principle followed is the Haubska model:

(HOPSCA): HOTEL+OFFICE+PARK+SHOPPING MALL+CONVENTION+APARTMENT

It has various functions such as residence, office, business, travel, shopping, culture and entertainment, social interaction, and recreation.

The main characteristics of the HOPSCA model are: multi-function, high efficiency, and intensive land resources.

There are several types of development models for commercial complexes:

1. Mainly commercial types. This type of building accounts for approximately 45-65% of the entire development area of the building complex.

2. Mainly based on the type of entrepreneurship, accounting for 3-5%.

3. Urban complexes focusing on leisure or entertainment are currently under development, and the total proportion is about 30%. From the practice of developers, among the four development models, the tendency of developers is very conspicuous.

The characteristics of commercial complexes can be divided into two aspects: external characteristics and internal characteristics:

A. External features include:

1) High accessibility

2) High density and intensive

3) Overall unity

4) Functional complexity,

B. Internal features include:

1) Large spatial scale inside the building

2) Channel tree traffic system

3) Modern urban landscape design

4) High-tech integrated facilities

2. Distribution characteristics of commercial complex

Due to the diverse business functions of urban commercial complexes, a variety of business combinations can be carried out, so that the electrical design of the complex has the following characteristics:

1) Various load levels

There are many electrical equipment in buildings, and various business forms (such as a type of high-rise buildings, large commercial buildings, etc.), resulting in diverse electrical properties. Based on the two major characteristics of complex buildings (large volume and multiple functions), the demand for electricity is diversified. The load level covers the first, second, and third levels of load, so high requirements are put forward for the safety level of project power distribution. How to ensure the safe and reliable use of electrical equipment is the first consideration in electrical design, and the correct definition of the load level of electrical equipment is the first step to ensure the safe and reliable operation of electrical equipment.

2) The diversity of construction formats determines the complexity of the power supply and distribution system.

Because complex buildings have multiple urban functions such as residence, office, business, travel, shopping, culture and entertainment, social interaction, recreation, etc., different business forms correspond to different power supply and distribution systems, which promotes the design of the entire power supply system to show diversified combination characteristics. In other words, the design ideas for the power supply and distribution system of buildings with single functions and single buildings are far from being able to meet the architectural design requirements of commercial complexes. Due to the complexity and variability of commercial buildings, its power supply load has characteristics different from ordinary civil buildings, and many types of commercial buildings cannot be completely determined in the early stage. How to correctly calculate commercial power consumption and reasonable in the construction drawing design Reserve the electricity consumption for the second decoration is a big test for the electrical design work.

3) The power consumption of the complex is relatively large, the power supply load of each functional area is scattered, and load changes are prone to occur.

The large volume and multi-functional features of the commercial complex bring the extraordinary characteristics of such building electricity demand. The building area of the complex is more than 300,000 m2, and some even reach one million m2, and the commercial part of it is maintained at 20% to 30% of the total building area. The electrical load of commercial buildings generally has the following characteristics: the electrical load of commercial shops is generally much greater than the large-scale commercial 120 W/㎡ indicator in the "National Civil Construction Engineering Design Technical Measures", especially the electrical load of catering is larger and different Types (fast food and regular meals), different food culture backgrounds (Chinese food and Western food) are also very different. The construction area of general commercial complexes is more than 300,000 m2, and 500,000 m2 and 600,000 m2 are also commonplace. The installed capacity is basically above 30 MVA, even as high as 50 MVA or even 100 MVA. This order of power consumption has far surpassed the previous pattern of buildings within 10 MVA, and undoubtedly puts forward higher requirements for the power supply of the urban power grid. Due to the characteristics of a micro-city of complex buildings, the functional areas are separated by a certain distance, and there are differences in electricity consumption indicators, energy saving requirements and billing methods. For example, the electricity consumption index of various project formats on the electricity consumption index is recommended as follows, and the upper limit should not exceed 5% of the following maximum values:

Shopping center: 130~140VA/㎡

Department Store: 120~130VA/㎡

Office: 80~90VA/㎡

Hotel: 90~110VA/㎡

Residential: 30~45VA/㎡

Apartment: 35~50VA/㎡

Garage: 15VA/㎡

3. Cable selection for commercial complex

When designing commercial complex power distribution, the complex power distribution system presents a radial, tree-shaped branch, and chain-type power distribution mode according to the power consumption level and functional importance of the equipment, and the selection of cable types is also different. 7.3.13 of JGJ48-2014 "Store Building Design Code" points out that on non-fire lines, cable conductors can be copper and aluminum alloys. In the interpretation of the provisions of JGJ48-2014 "Store Building Design Code", it also points out the use of aluminum alloy Advantages of cables. For commercial electricity, low-smoke and halogen-free cables should be used due to the concentration of personnel. Fire-retardant cables are used for residential electricity and basement residential lighting and power distribution. The selection of cables for fire-fighting sites should meet GB50016-2014 "Code for Fire Protection of Building Design", and GB50016-2014 "Code for Fire Protection of Building Design" points out that fire-fighting lines should be selected according to the need for continuous power supply and laying methods during fire. Insulated cables do not make any requirements for cable conductors.
